Arbor Terrace at Fulton

Capitol Seniors Housing selected Forrester for the construction of their new Arbor Terrace Senior Living Facility located in Fulton, Maryland. The 3-story, 73,000 square foot building contains 85 assisted living and memory care units, and all support spaces required for those senior care programs, including central kitchen, laundry facilities, common rooms, dining rooms, and activity areas. The project also included demolition of an existing single story residence and construction of site utilities, five micro-bioretention ponds, extensive landscaping, roadways and parking, a gated courtyard and ancillary walkways.

Designed to resemble a contemporary residential community, the interior features a bright color scheme throughout with large windows for natural light in all rooms and common spaces. A high-tech wander prevention system, along with special locking provisions, are provided for the security and safety of the residents.

The structural system, selected for economical and efficient construction, consists of load bearing walls that support a Hambro floor system. The building exterior is comprised of HardiePlank horizontal lap siding, Nichia fiber cement wall panels, stone veneer and metal paneling, large insulated windows and corner details featuring curtain wall accent features. A vegetated system combined with a white TPO Membrane creates a reliable, long term and sustainable roofing system.

Speed to market was a critical aspect of the project, and despite weather delays and labor shortages, Forrester aggressively managed the schedule for on-time completion.
